How We Researched This Guide

This guide focuses on the factors that matter when evaluating property on Ajmer Road, Jaipur: asking prices, connectivity, nearby amenities, infrastructure development, and investment potential. Price comparisons should account for location, property type, construction status, and available facilities. Advertised prices may differ from final transaction values, while future returns depend on market conditions. Buyers should independently verify project approvals, Rajasthan RERA registration where applicable, and current prices before making a purchase.

Property Prices Location Benefits Investment Potential
Quick Answer

This Ajmer Road Jaipur property guide covers three key areas: property prices, location benefits, and investment potential. Prices vary by location, property type, and amenities, while connectivity, nearby facilities, and infrastructure development help buyers assess suitability for living and long-term investment.

The Big Picture

Every growing city has one direction where new homes, new offices and new roads all appear together. In Jaipur, one of those directions is Ajmer Road. Today, more and more families are searching for apartments in Ajmer Road Jaipur, and this guide explains why.

It follows the same path a buyer would. First we look at where Ajmer Road is and why people moved there. Then we look at what is being built, what homes cost, and whether the numbers make sense. By the end, you will know what is already done, what is still coming, and what to check before you pay anything.

One note before we start. The prices in this guide are asking prices from property websites, not the final prices people actually paid. Different websites also show different averages, so we show ranges and name the source each time.

Where Ajmer Road Fits in Jaipur

Jaipur has three kinds of areas when it comes to price.

Type of area Examples Price range (per sq ft)
Prime city areas C-Scheme, Civil Lines, Malviya Nagar ₹10,000 – ₹20,000
Developed residential areas Mansarovar, Jagatpura, Nirman Nagar ₹7,000 – ₹12,000
Emerging corridors Ajmer Road, Mahapura, Tonk Road Extension ₹4,000 – ₹7,000

Ajmer Road sits in the last row. That is the first reason buyers notice it: flats in Ajmer Road Jaipur give you more space for the same budget than the older parts of the city. But a lower price alone is not a reason to buy. The next question is whether the area has a reason to grow. It does, and it starts with jobs.

Why It Started Growing: Jobs

Right next to Ajmer Road is Mahindra World City, a planned business city spread over about 3,000 acres. It was set up in 2006 as a joint venture between Mahindra Lifespace and RIICO, Rajasthan's industrial development body.

Why does this matter for homes? Because people who work there need a place to live nearby. As of March 2020, Mahindra's own release said the city had 90+ companies, over 12,500 direct jobs, and more than ₹10,300 crore in exports. Companies named in official releases include Infosys, Wipro, Deutsche Bank, Metlife and JCB.

More recent websites quote bigger numbers, such as 120+ companies and 35,000 jobs, but we could not confirm these against a current Mahindra release, so we have not used them as facts.

So the first piece of the story is simple: jobs created demand for homes. The next piece is how people get there.

How Roads and Metro Are Changing It

A good job nearby only helps if travel is easy. Here is what has been built, and what is still on the way.

What What it does for Ajmer Road Status today
Southern Ring Road A 47 km ring linking Ajmer Road, Tonk Road and Agra Road. The 27 km stretch from Tonk Road to Ajmer Road opened in 2019 Open
Bagrana–Bandikui link A 66.9 km road from Jaipur's Ring Road to the Delhi–Mumbai Expressway. Cuts Delhi–Jaipur travel to about 3 to 3.5 hours Open
Metro Phase 1 The existing Mansarovar to Badi Chaupar line, 11.64 km, with about 60,000 riders a day Running
Metro Phase 1D A 1.3 km extension from Mansarovar to Ajmer Road Chauraha with one new station Under construction
Metro Phase 2 A 41 km north–south line connecting the airport, Sitapura and Tonk Road. Approved April 8, 2026. It does not run along Ajmer Road Approved, target Sept 2031
Northern Ring Road A proposed 52 km arm starting from Mahapura on Ajmer Road, to complete the ring around Jaipur Only proposed

Notice the pattern. The roads are open today. The metro is the part still being built. Reports give different finish dates for Phase 1D, anywhere from mid-2027 to 2028, and Phase 1C was reportedly paused for almost a year. So treat the metro as a bonus that is coming, not something to pay extra for today.

Now we know why the area is growing. Next: what does a home actually cost?

What Flats and Apartments Cost Here

Ajmer Road is not one single market. It has flats, builder floors and plots, and each has its own price. Here are the asking-price ranges for flats in Ajmer Road Jaipur from 99acres, October 2026.

Type Price per sq ft Typical total price
Flats / Apartments ₹3,850 – ₹6,750 1 BHK: ₹18–28 lakh · 2 BHK: ₹35–62.7 lakh · 3 BHK: ₹55 lakh–₹1.15 crore
Builder floors ₹4,200 – ₹10,350 Depends on size and location
Residential plots ₹2,350 – ₹6,350 Depends on plot size

CommonFloor adds that on Ajmer Road, plots and layouts are actually more common than apartments. It also lists shops at around ₹6,200 per sq ft and offices at around ₹7,450 per sq ft, which matters if you are thinking about commercial rent.

A simple tip: never compare a plot rate with a flat rate. They are different products. Compare flat with flat, plot with plot.

Nital by Aashish Group · Studio Apartments in Ajmer Road Jaipur

Everything we have talked about so far, the jobs, the Ring Road and the lower prices, is what we had in mind when we planned Nital.

Nital is our under-construction project on the Delhi–Ajmer Highway, inside Vatika Infotech City (RERA: RAJ/P/2025/4228). It has Studio apartments of about 460 to 513 sq ft and 3 BHK homes of about 1,250 to 1,313 sq ft. About 75% of the project is open, green space, and there is a 15,000 sq ft clubhouse for residents. As per the project page, the Ring Road is about 6 minutes away and Mahindra SEZ about 7 minutes.

Is It a Good Investment?

What went up

According to 99acres, apartment prices in Ajmer Road Jaipur are about ₹4,750 per sq ft. They are up 13.1% in one year, 50.8% in three years, and 90% in five years. Other pages on the same site show one-year growth of 16% to 17%.

In simple terms, 90% over five years is about 13.7% a year. That is strong. But remember two things. These are listed prices, and listed prices usually run ahead of what buyers actually pay. And the starting point was low.

What you earn from rent

99acres shows a rental yield of about 4%. We cross-checked this using a typical 2 BHK rent of ₹14,000 a month (CommonFloor) against the 2 BHK price range. That gives roughly 2.7% to 4.8% a year. A safe planning number is 3% to 4%, before maintenance and vacant months.

What could go wrong

  • The metro may be late. Dates have already moved once.
  • Data is messy. The same area shows ₹3,400 on one site and ₹4,950 on another. Ask for real registered prices of similar flats.
  • Plots need extra checking. Approval and title problems are more common in plot-heavy areas.
  • Rent is low. At 3% to 4%, most of your gain has to come from price growth.
  • Ajmer Road is long. A home near the city end and one near Mahindra World City are two different markets.

The honest summary: Ajmer Road has real strengths, but it rewards patient buyers who verify things. It is not a quick-profit area.

Who Should Buy What

Now that you know the facts, here is how different buyers can think about it.

If you are buying your first home: A 2 BHK flat in Ajmer Road Jaipur, in a RERA-registered project and in the ₹35 to ₹62.7 lakh range, is a sensible starting point. Read our guide on home loan types before choosing a loan.

If you work near Mahindra World City: The western part of the corridor can cut your daily travel. Pick a project with a clear, RERA-filed possession date.

If you want to invest in a plot: The price range is wide, so approvals and road access decide the value. Check JDA approval and RERA before paying a rupee.

If you want rental income: Expect about 3% to 4% a year. This works if you also want your property value to grow.

If you live outside Jaipur or abroad: NRIs can buy residential and commercial property in Rajasthan, but not agricultural land, and they pay the same stamp duty as residents.

The Extra Costs Nobody Talks About

You have picked a home. Now comes the part many buyers forget: the extra costs on top of the price.

In Rajasthan, stamp duty is 6% for men and joint buyers, and 5% for sole women buyers , plus a 1% registration fee. It is charged on the higher of your sale price or the government's DLC rate. Most sources also add a labour cess of 20% of the stamp duty.

For a ₹50 lakh property, that looks like this:

Buyer Stamp duty Labour cess Registration Total extra cost
Male or joint ₹3,00,000 ₹60,000 ₹50,000 ₹4,10,000
Sole woman ₹2,50,000 ₹50,000 ₹50,000 ₹3,50,000

A few 2026 sources mention an extra surcharge from February 2026. Please confirm the latest total on the official portal, igrs.rajasthan.gov.in , before you plan your budget.

Also keep money aside for legal checks, property valuation, loan processing fees and society transfer charges. Our home loan process guide explains these step by step.

How to Buy Safely: Your Checklist

Here is everything from this guide, turned into things to do before you sign.

  1. Check RERA. Search the project at rera.rajasthan.gov.in . Confirm the registration number and completion date.
  2. For plots, check approvals. Confirm JDA approval and that the title is clear.
  3. Check real prices. Compare with registered deeds of similar homes, not website averages.
  4. Look up the DLC rate. Stamp duty is charged on whichever is higher.
  5. Do not pay extra for the metro. It is not running to Ajmer Road yet.
  6. Test your commute. Drive to your office at peak hour.
  7. Add up the true cost. Price plus stamp duty, cess, registration, legal and loan fees.
  8. If renting it out, check real rents in that exact project.
  9. Get loan pre-approval and compare lenders.
  10. Think about resale. See how easily similar homes sell in the same project.
